Not all websites that list you on the MLS are the same.
Like wasting money?
Neither do we.
The agent that lists your home on the MLS rarely finds the buyer. They just wait for another agent to come along with a buyer.
You took all the risk in buying a home — why throw away your money paying a fat commission to an agent just for listing it on the MLS?
The main purpose of the MLS is to list homes for sale. Skip the listing commission and pay a small upfront fee to get your property on the MLS.

FlatFee protects you
We are built to be the champion for home sellers. You might not have time to read the fine print — let us worry about that.
Flat fee MLS listings are not all the same. The law requires you to sign a listing agreement with an agent before listing on the MLS. We only use our attorney-approved MLS Listing Agreement, set up to protect home sellers from agents trying to pull a fast one.
The agent gets you to list well below market value. A home listed below market sells quickly. If it doesn't, the agent buys it at the below-market price. They win, you lose.
States we serve
We are a licensed Illinois brokerage. Your listing goes on the same MLS every Illinois broker uses.

Everything you need to know about listing on the MLS
And why flat fee is the smart choice.
The Multiple Listing Service (“MLS”) is an agent-only database where agents list homes for sale. You can list on the MLS without paying a commission using FlatFee.
1. The MLS gets your home in front of buyer's agents — about 9 in 10 buyers use an agent. 2. The MLS pushes home info to Realtor.com, Redfin, Zillow, Trulia, major brokerage sites, and many others.
Since August 2024, commissions are no longer shown to buyer agents on the MLS. Buyers now pay for their own agents, which likely leads to more buyers going directly to the seller.
| Listing agent | Buyer agent | Total cost | |
|---|---|---|---|
| Full service listing | $12,000 | $02 | $12,000 |
| Flat fee listing | $1991 | $02 | $199 |
The seller pays an upfront fee (no commission) for an agent to list a home on the MLS.

Frequently asked questions
Everything you need to know about selling with FlatFee.
Is this the MLS agents use?
Yes — the same local MLS every brokerage uses, syndicated to Zillow, Realtor.com, Redfin and more.
Does FlatFee charge fees at closing?
No. Your flat fee is the only fee we charge. Nothing is due at closing.
Is FlatFee a referral website?
No. We are a licensed brokerage and list your property ourselves.
Will agents show my home?
Yes. Your listing looks like any other on the MLS; buyer agents contact you directly.
Is it really 100% online?
Yes — forms, e-signature, photos and payment all happen online.
Are flat fee sales common?
Yes. Flat fee listings are a well-established share of MLS listings nationwide.
Can I submit an offer on any property?
Yes, through our buyer-agent service at $149/hr or a flat fee.
How do I know if you have an agent in my state?
Use the ZIP availability check at the top of this page — we currently serve all of Illinois.
Am I still considered FSBO?
You sell it yourself, but on the MLS your listing shows our brokerage as the listing office, which is what gets you agent exposure.
